This course has its importance because after construction of buildings they need proper repair and maintenance to serve their purpose efficiently and effectively throughout their service life. In this course you will come to know about the defects in buildings and building materials and their deterioration over the period of time. The defects in buildings may be due to use of defective building material and workmanship. Deterioration in buildings and materials may be due to environmental and other external agents, improper use and lack of proper care of building over the time. Hence proper repair and maintenance of buildings is required so that they can serve their purpose throughout their designed life. The aim of the course is to acquaint you with the defects in the buildings and materials as well as the deterioration of materials and the building itself. As far as the defects and deterioration in materials are concerned, due coverage is given to common defects and causes of deterioration of different materials like Timber, Steel, Concrete, bricks etc.. Due importance is also given to the preventive and remedial measures for these materials so that buildings may serve their purpose during their designed life.

Dr. Munish Kumar Bhardwaj

Indira Gandhi National Open University

He is passionate about various frontiers of knowledge in the domain of civil engineering with main focus on Structural Engineering. His area of interest includes Structural Control, Earthquake Engineering, Design of RCC and Steel Structures, Disaster Management and Distance Education.


He is involved in planning, designing and preparation of self-instructional course material for engineering programmes at Indira Gandhi National Open university (IGNOU) for the last 26 years.  He has been involved in programme planning, designing and delivery of Diploma in Civil Engineering DCLE(G), Bachelor of Architecture (B. Arch.) and B. Tech. Civil Engineering (BTCM & BTWRE).


As an independent research activity in Open and distance Learning (ODL), he investigated an IGNOU sponsored project entitled “Effective utilization of learning resources at Study Centres of IGNOU”. He was also an investigator for a research project on Structural Control entitled ”Development of Semi-actively Controlled Structures and Devices for Seismic Protection Using Smart Materials” which was funded by, Department of Science and Technology (DST), Government of India.


Skill development is one of his favourite areas to work with. He was involved in design and development of competency based training and testing methodology for skill development programmes for construction workers. Competency statements were prepared for different trades of Construction Worker’s Vocational Qualification (CWVQ) Project. With the help of Ministry of Micro, Small and Medium Enterprises (MSME), He conducted short term skill development programmes in North-East region of the country to train the youth in the areas of Cell Phone Repair and Maintenance, Silk Screen Printing, Repair of Domestic Electrical Gadgets and working with Conventional lathe Machine.
